Step 1

To complete the transaction, check with the real estate seller for a certificate of ownership, notarial permission for sale from all owners, if the property was owned by several persons, an extract from the house book. Also, the seller is obliged to receive an extract from the personal account, a copy of the cadastral plan and an extract of the cadastral passport from the BTI.

Step 3

Enter into a notarized or written purchase and sale agreement with the seller of the apartment, where indicate the name of the child, and also that you are acting on behalf of a minor. Draw up a written statement of acceptance and transfer of the apartment and submit all documents to the FUGRTS to register the ownership of the child.

Step 4

If you want to issue an existing apartment for a child, then you need to conclude a donation agreement. To do this, you will need to collect all the specified documents already for you. That is, you must take an extract from the cadastral passport and a copy of the cadastral plan, receive an extract from the house book, an extract from the personal account, notarial permission of all owners, if the apartment is owned by several persons and the share of each person is not allocated and formalized. If you donate an apartment to your common child, then you do not need to take a notarial permission from your spouse.

Step 5

Make a notarized donation agreement with a notary. This document can be concluded in a simple written form, but only if the gifted person is an adult, since you cannot conclude an agreement with your child, who does not have the right to sign legally significant documents before the onset of majority.

Step 6

Contact FUGRTS and register the donation transaction. After 30 days, you will receive a certificate of ownership of the child.

Step 7

Not only parents can give a child an apartment, but also any person, for example, a grandmother or grandfather, aunts, uncles, strangers. You will act on behalf of the child.
