Step 1

Step 2

Both the lessee and the lessor have the right to terminate the lease early. The lessor has the right to terminate the lease in the following cases:

1.if the lessee, when using the property, substantially violates the terms of the contract.

2. if the lessee, when using the property, repeatedly violates the terms of the contract.

3. if the tenant fails to pay the rent more than two times in a row.

4. if the lessee impairs the leased property in a material way.

The contract may stipulate that the tenant is obliged to carry out major repairs of the building or premises within a certain time frame. If the lessee does not carry out major repairs within these terms, then the lessor has the right to terminate the lease with him.

Step 3

The lessee has the right to terminate the lease if:

1. the landlord does not provide him with the property.

2. the lessor hinders the use of the property.

3. the property has disadvantages that make it impossible to use it.

4. the lessor does not make major repairs, which is his responsibility (and it was agreed that this is so).

5. the property in the process of use will be unusable (not through the fault of the tenant, but for objective reasons).

Step 4

The parties have the right to provide in the lease agreement and other conditions for early termination of the lease agreement. Upon termination of the lease agreement, the property must be returned to the lessor in the condition in which it was transferred to him (taking into account the natural wear and tear of the property).
