Self-registration of the purchase of a land plot has a number of obvious advantages, such as significant savings in money. There is no need to resort to expensive services of real estate offices. In this case, it is necessary to take into account that the self-registration of documents for the land plot can be delayed for an indefinite time. But nevertheless, it is quite a doable task to draw up documents on your own, if you follow certain stages.
Instructions
Step 1
At the first stage, the seller is obliged to provide you with the documents necessary for registering the site: - a document confirming the ownership;
- floor plan;
- a certificate of the absence of all kinds of arrests and prohibitions;
- cadastral plan of the land plot;
- a certificate from the tax office about the payment of tax on the land plot for the current year. If the seller does not have the necessary documents, then they can be purchased: - floor plan - in the BTI;
- cadastral plan - in the Cadastral Committee;
- a certificate of absence of arrests - in the Land Committee.
Step 2
At the second stage, a contract of sale and purchase of a land plot is directly concluded. It can be drawn up in simple writing or certified by a notary - both options are legal. The drawn up agreement is handed over to the management of the Federal Registration Service. This agreement specifies the size and location of the land plot, the purpose of its use.
Step 3
At the third stage, the transfer of the land plot takes place, i.e. the Transfer Certificate is signed. He officially confirms the transfer of the property to the new owner.
Step 4
At the fourth stage, in order to register a land plot, the following documents must be submitted to the local administration of Rosregistration: - application for registration;
- legal document for the land plot;
- deed of transfer;
- cadastral plan of the land plot;
- a receipt for payment of the registration fee;
- certificate of payment of land tax.
Step 5
At the fifth stage, the buyer settles with the seller. The seller receives the money after the buyer receives the Title Deed.
