The essence of the law on dacha amnesty

This normative act legislatively approved a simplified procedure for registration and registration of ownership of land plots allocated for summer cottages, as well as residential and non-residential buildings that citizens built on them. With this law, the state not only stimulates private construction, but also tries to ensure that real estate objects that exist in fact are included in the state cadastre and be legally registered. The latest amendments to the law on dacha amnesty extend its validity until January 1, 2015. If you have not yet issued a certificate of ownership of a summer cottage or garden plot, as well as buildings erected on it, you still have time before this deadline.

What documents will be required to register the land

After 2001, the owners of land plots received them after the information about the land was entered in the state register of real estate objects, so the dacha amnesty mainly concerns those summer residents who received plots before 2001. The list of documents that you must submit to the Rosreestr authorities includes:

- documents of title to land;

- cadastral plan of the site, in which there is a diagram of its boundaries and the area is indicated;

- a receipt for payment of the state duty. You need to make and attach a photocopy of it to the documents.

Land surveying of the site will need to be done when you plan to sell it, you can register the land under the dacha amnesty without it.

What documents will be required to issue summer cottages

You can register the site and the buildings on it at the same time, if the land is already registered, the buildings need to be registered separately. The documents required for this depend on the type of construction, if it is a non-capital structure, it will be enough to present the cadastral plan for the site, fill out a declaration and pay the state duty. If this is a capital individual residential building, you will need to present the following documents:

- cadastral passport for the house and the project for it (if any);

- certificate of ownership of land (if the land is already registered);

- a receipt for payment of the state fee and its photocopy.

You may be denied registration of a land plot and buildings on it in case of failure to submit all the necessary documents or when the plot is located in any nature protection zone.

As you can see, you do not have to collect a lot of certificates and permits, make a technical passport, etc., so it makes sense to hurry up to get under the law on dacha amnesty.
