Check the title deeds for the house itself and for the land: they must belong to the same persons.

Step 2

Execute two contracts of purchase and sale: for the house itself and for the land plot on which it is located. Unfortunately, there are frequent cases of fraud when a dishonest seller, having concluded a contract of sale for a house, "forgets" to re-register the land plot. For a gullible buyer in the future, this can turn into a lot of problems, including the loss of a house - it may turn out that the land on which the mansion was built was previously re-registered to another person. In such a case, the purchase of the house may be invalidated.

Step 3

Make sure previous owners have no utility bills in arrears. The relevant certificates are issued by the providers of utilities themselves, as well as companies that accept payments for utilities. If this is not checked, you can become not only the owner of your dream home, but also huge debts for housing and communal services.

Step 4

In the event that the house was purchased by a person who was married at the time of purchase, require a document confirming the consent of the second spouse to sell the property. This document must be certified by a notary.

Step 5

Check to see if this house includes people who were temporarily discharged from it, but retained the right to live even if the owner of the house changes. This right is reserved for prisoners, conscripts, patients of psychiatric clinics, old people living in nursing homes, as well as children who are in boarding schools. Otherwise, you run the risk of buying a house, "staffed" by strangers.

Check the cadastral (technical) passport for the house. This document can be obtained from the BTI. It should describe all buildings and structures that are located on the land you are purchasing. In addition, the cadastral passport must contain a floor plan of the house with a detailed description of all premises, their purpose, area and other technical characteristics.
