Necessary

a certificate of state registration of property rights, a cadastral passport of a land plot, a technical passport for a house

Instructions

Step 1

Enter into a donation agreement with the former owner of the site. You can do it yourself or use the services of a notary. On the basis of this agreement, the site is transferred to you from the previous owner at no cost.

Step 2

Take your home documents from the bureau of technical inventory. It is also necessary to take documents for the land at the land inspection. These documents include those that confirm the ownership of the land plot of the owner who gives you this plot. You also need to take a certificate of state registration of property rights, if this right was registered after 1997, a cadastral passport of a land plot, a technical passport for a house. If the current owner is married and the plot was purchased during the marriage, then the consent of the spouse, certified by a notary, is also required.

Step 3

Submit all these documents to the Office of the Federal Registration Service for re-registration of ownership in the area in which the site is located.

Step 4

Enter into a sales contract. But since the sale and purchase agreement is not registered with state bodies, the moment of concluding such an agreement and the transfer of ownership are two different things and do not happen simultaneously.

Step 5

After concluding the purchase and sale agreement, collect the same documents that are required when donating the plot. Submit the entire set of documents to the Office of the Federal Registration Service to complete the entire procedure for re-registering property rights.

Step 6

If the plot belongs to you on the right of perpetual use and you want to transfer it into ownership, then write an application for acquiring the right to the land plot. Take this statement, along with the cadastral plan of the site, to the executive body of state power or to the local government. Within two weeks, the state authorities, on the basis of your application, make a decision to transfer the plot to your ownership or offer to conclude a purchase and sale agreement.
