Redevelopment of premises is a phenomenon that occurs quite often. Sometimes it is legalized, but often it is made arbitrarily and is not recorded anywhere. However, in this situation, problems may arise during the sale, exchange or other transactions with real estate. And in order to avoid them, it is best to worry in advance about how to register the change in the interior of your room.

Step 1

Start registering the redevelopment even before you carry it out. This will save you a lot of time, money and effort. To legitimize, for example, the appearance (or disappearance) of a wall, collect a specific package of documents. It must include: a floor plan (preferably by floor) from the Bureau of Technical Inventory (BTI); those documents that confirm your right to the ownership of this premises; an extract from the house book and, of course, the project itself or a sketch of the future redevelopment. Also, you must write an appropriate statement about your desire to make changes to the interior of your premises.

Step 2

After you collect all the necessary papers, agree on them first at the Office of the State Fire Service, Rospotrebnadzor, Sanitary and Epidemiological Station. This list can be expanded taking into account what kind of work you want to carry out. The final decision on the approval and registration of your redevelopment will be made by the Housing Inspectorate of your city. To do this, collect all the documents that have already been approved by the rest of the inspection structures and take them to the "Single Window" service of the Housing Inspectorate. After that, your request will be considered and, if there are no objections, it will be granted.

Step 3

If, however, you first did your paperwork properly, then you will have to go to court. It is there that a decision is made about the legality of your repair. You can count on a positive decision only if your redevelopment meets sanitary and building standards. An example would be a dismantled wall between a bathroom and a toilet. Since it is not a carrier, its demolition does not in any way affect the functionality of the house. And in this case, the court can easily take your side and legitimize the absence of a wall in your room. However, if during the repair work you committed gross violations, then for the judge this will become an excuse not only to refuse your registration, but also to impose a fine on you, which is a rather tangible amount.
