Step 1
First of all, make sure that the garage you are purchasing is located on a legally registered plot of land and gives you guarantees of the safety of the property. These buildings include, as a rule, garages installed on the territory of garage-building cooperatives (GSK), known since Soviet times. Such cooperatives are located on long-term land allocations with a long lease term or with the transfer of land for perpetual use.
Step 2
When purchasing a garage from GSK, check that you have a technical passport and a certificate of ownership from the Bureau of Technical Inventory. An ideal garage should not only be located in its rightful place, but also be accepted by the state commission, entered in the real estate register as a capital structure.

If the garage is not "Soviet" built, but relatively new, then consider checking the legal basis for building a garage more carefully. A formal temporary or long-term lease agreement must be concluded between the owner of the garage complex (cooperative, partnership or joint stock company) and the city.

Beware of purchasing a garage in the security zone. These areas include the area near railways, industrial zones, etc. If you intend to register a garage legally, then it is possible that in this case such registration will be difficult, since the garage can only be built on the basis of an oral agreement with the local management, without a lease agreement.

After checking the legality of the grounds on which the garage was built, decide on the method of acquiring this property. This can be a purchase or participation in a garage cooperative.
Step 6
When purchasing a garage through its purchase, clarify whether it refers to movable or immovable property. The garage on the foundation is real estate. The purchase of real estate will have to be registered with the state authorities, after which you enter into ownership. If the garage is just a metal box installed on the ground, then it is movable property. Ownership in this case arises from the moment of transfer of the garage.
Step 7
In the sales contract, stipulate the parties to the contract, the name of the product and its price. With this design, it will be possible to deprive you of your garage only by a court decision.
Step 8
If you decide to join a garage cooperative, carefully read its charter. Pay attention to the procedure and conditions for renting a garage, its donation and resale. After registration of membership in the cooperative, you will be able to perform actions with the garage provided for by the charter and not contradicting the law.
