The power of attorney cannot be written by hand or printed using printing devices, even if it contains the signatures and details of several witnesses. Refuse to deal with this type of document, or find the owner of the property and make a deal directly with him. So you can avoid many problems in the future, for example, the recognition of the transaction as illegal in the manner prescribed by law.

To verify the authenticity of the power of attorney, contact the notary office that issued this document. They cannot provide such data by phone. You will be able to receive confirmation from a notary only by contacting him personally and after paying for the service provided, since any notary works on a commercial basis and cannot provide any information for free, and even more so, draw up any documents.

Additionally, ask if the power of attorney has expired, and also whether it has been revoked by the principal. The general power of attorney is valid for three years and allows you to perform any transactions and actions for the principal during the entire period, manage his funds, put signatures and make any decisions. A one-time and special power of attorney is valid for the period that is necessary for the execution of one special order and after this period is not valid. Therefore, if transactions are made according to these types of powers of attorney, they will also not be valid.
