Step 1
If you are an annuity recipient, then find a person who is ready to take your apartment at his own disposal under certain conditions. It is important that this person is solvent. This will avoid many problems in the future. The decency of the person who will pay the rent should in no case cause any doubts in you. If you are an annuity payer, determine for yourself how you can benefit from this.
Step 2
Now directly about the registration of the rent agreement. Stage one - collect all the necessary documents, namely: a deed of donation or sale and purchase, two certificates, the first - for ownership, the second - on inheritance rights, as well as other documents related to your apartment. Order a certificate from the BTI. Be sure to notarize your spouse's consent to conclude an annuity agreement. Make copies of your house book statement and personal bank account. You will also need passports, both yours and the other party to the contract.
Step 3
Find a good and reliable notary to document your transaction. It is also the responsibility of the notary to explain to both parties all possible consequences of such a transaction.
Step 4
Register the agreement with the Federal Registration Service. There you will receive a receipt in your hands, in which an inventory of the documents accepted about you will be made.
Step 5
Please note that only individuals can receive rent. It is allowed to pay rent both in favor of the person who transfers the property, and in favor of a third party who will be specified in the contract. In the event that the apartment is owned by the elderly spouses, then a lifetime payment is allowed in favor of several citizens who have the same share to receive the rent. If one of the spouses dies, then his share of the rent goes to the surviving recipient, but unless the contract provides otherwise. In the event that the last recipient dies, then all obligations to pay rent are terminated.
