Step 1

Like any contract, a lease begins with its name. It is also advisable to assign it a number (usually No. 1), and also indicate in the left corner under the name of the place where the contract was concluded (usually the settlement where the rented housing is located) and the date of the contract.

In the preamble, if none of the parties is a legal entity or an entrepreneur, it is enough to indicate only their surnames, first names and, if there is a patronymic, the lessor may, after the words "acting on the basis of" indicate the output data (name, date and issuing authority) of the document on the right property for rented housing or otherwise.

Step 2

The section on the subject of the contract indicates that the landlord transfers to the tenant for rent (the tautology in this case is quite acceptable) housing located at such and such an address (the address is specified, the postal code will not be superfluous). The lease price is also specified in the contract.

If the final lease term is known, it must be registered immediately. Otherwise - in the corresponding section, the procedure for automatic renewal of the contract.

Step 3

The remaining sections of the agreement prescribe the procedure for payment (by what dates), termination (early if the agreement has an expiration date: for example, the tenant's obligation to notify the owner of his intention to move out in a month or more), making and returning a deposit, if applicable, the tenant's obligation to timely payment of utilities, if they are not included in the rent, the possibility of introducing pets, inviting guests, the order of visits to the apartment of its owners.

Usually, the contract specifies all family members who will live in the rented apartment.

Some include in the contract a list of furniture and household appliances in the apartment.

Step 4

In the section intended for the details of the parties, the surnames, names and patronymics of the owner of the property and the tenant, passport data (number, series, by whom and when issued) are usually indicated. Since the owner must pay tax on this income, you must also indicate the TIN of both. The tenant's TIN will come in handy when the owner completes the 3NDFL declaration.

The lease agreement does not require notarization; the signatures of the parties are enough. You can also contact a notary, but these are unnecessary costs, and documents with or without his visa are absolutely equivalent.
