One of the most important documents, without which it is impossible to sell or buy any real estate, is its cadastral passport. Without a properly drawn up cadastral passport, not a single commercial transaction takes place, it is also needed to obtain permission for redevelopment of residential premises and to enter into inheritance rights.
What is a cadastral passport
The name "cadastral passport" was first announced in the law of the Russian Federation "On the state cadastre of real estate" dated March 1, 2008. Within the framework of this law, it was supposed to create a certain information resource, which should contain reliable information about absolutely all registered real estate objects in the Russian Federation, be it residential apartments, land plots, private houses and structures, unfinished construction projects, as well as their borders. According to this law, property owners must obtain a cadastral passport in order to register their rights. This document is an official extract from the state register of data on a specific property for registering ownership or conducting transactions.
Where can I get a cadastral passport
To obtain a cadastral passport, a real estate owner must contact the BIP - design and inventory bureau located at the place of registration. You need to have the owner's passport and a document confirming ownership of the property. You should pay attention to the fact that this document has a validity period. According to the decree of the government of the Russian Federation, the cadastral passport is valid for one calendar year, i.e. if the transaction was not completed before December 31 of the current year, then this document will need to be drawn up again for the next year, if the transaction with real estate is relevant for that period.
