Step 1
You can get a certificate of the cadastral value of a land plot in the cadastral chamber of your area, but they will give it to you only if your plot is registered in the cadastral register, entered in the state register, has a cadastral number, passport and plan (Land Code of the Russian Federation, decree 945 of 25 August 1999).
Step 2
If your site is not registered with the cadastral register, contact the cadastral chamber, write an application to call a cadastral engineer to carry out the full range of technical work, on the basis of which you can register the site. The specialists of the cadastral chamber will conduct the appraised value, taking into account the technical documents and other necessary parameters, as well as the market value of real estate in your region.
Step 3
Information about the cadastral value of your site will be submitted annually to the tax office. Based on the cost, you will be charged an annual tax at the rates established in your area.
Step 4
You can also get information about the cost if you take out a loan at a bank and provide a land plot as collateral for your obligations. Or for registration of ownership of the site obtained during the auction. When transferring a land plot from lease to ownership, if you are given it on a paid basis. The local municipality can transfer the land plot for the cadastral value if you have already registered ownership of the land plot received and it was provided to you free of charge.
Step 5
To obtain a certificate of the cadastral value, submit an application to the cadastral chamber, present your passport, title documents for the site, a receipt for payment of the state duty. After a specified period, and it depends on the cost of the tariff that you paid for the issuance of the cadastral value, you will receive a certificate to be presented to the necessary authorities.
